The board meeting included a proclamation recognizing Bangladeshi Day and the establishment of an annual Bangladeshi Day in the township. There were musical performances by the Marian Lawrence Foundation choir to celebrate Juneteenth. The board discussed an open space ordinance authorizing a referendum to raise funds for the acquisition and preservation of open space, parks, and recreational amenities, which would be subject to a voter referendum in November.

The commission reviewed the Arbors 2 land development project located at 83 Bethlehem Pike. Key topics discussed included site plan schematics, parking garage specifications, landscape and berm designs, fire safety and sprinkler system requirements, and traffic access points onto Bethlehem Pike and Broad Street. The applicant provided details on underground parking, apartment configurations, and ventilation, while commission members addressed potential concerns regarding traffic flow, emergency access, and the necessity of additional plan revisions before considering requested waivers.

The Commission discussed two land development applications: a proposed car wash at 1250 Bethlehem Pike, which included review of wash operations and circulation, and the formal acceptance of an application for Pharmacadence at 1440 Industry Road. Additionally, the commission reviewed and recommended the approval of a proposed ordinance concerning Small Wireless Facilities.

The Board discussed a Black History Month presentation, held a public hearing for an ordinance amending the Multifamily-Elderly District, and reviewed several action items including grant applications for a stormwater study and police station design, authorization for road paving and supply bids, and a conditional offer of employment for a patrolman.

The Commission discussed the Bukh Capital Group land development proposal at 1295 Cabin Road, focusing on project design standards, stormwater management, requested waivers, and the feasibility of cul-de-sac access for emergency vehicles. Numerous residents expressed concerns regarding water runoff, potential impacts to private wells during construction, traffic, tree removal, and wildlife. Additionally, the Commission reviewed and approved a new formula for the Open Space Fee in Lieu of contribution.
