The committee discussed a conservation easement located at 205 N. Wawaset Road and expressed disappointment that their recommendation to only offer a maximum of 50% of property value was not followed by the Board of Supervisors. The meeting primarily focused on the Newlin Ridge Subdivision, a split municipality project. Discussions included improvements to public water access, drainage, and stormwater management. The commission addressed concerns about slopes, cuts, grading, and leveling, as well as the maintenance of landscape features by a private HOA. Waivers were requested for street layouts and stormwater management implementation. The Planning Commission reviewed the 1619 Glenside subdivision plan, addressing points related to storage box removal, impervious coverage, woodland disturbance, driveway easement, and driveway access. Waivers were considered for physical plan copy standards, sidewalks and trails, financial security, SWM BMP soil evaluation, and lot frontage. The commission recommended approval of the subdivision with conditions. Additionally, a courtesy review was conducted for the Newlin Ridge Subdivision, noting its split township nature, location of lots, private drive entrance, and challenges related to grading and slopes.
The Planning Commission meeting included discussions on a sketch plan for 795 Scattergood Ln, where a proposed subdivision plan was presented. Concerns were raised regarding access from Telegraph Rd and restrictions on further subdivision. A second review of the Newlin Ridge Subdivision was presented, addressing challenges related to steep slopes, wooded areas, retaining walls, and stormwater management. The commission agreed to defer to professional opinions regarding the plan's challenging aspects and also proposed to change the date of the August 2025 Planning Commission meeting from the 5th to the 19th.
