Staff analysis indicates compliance with county ordinances and the comprehensive plan, addressing aspects such as lot area, land use, natural feature preservation, site design, trash convenience, dimensional requirements, traffic management, and utility services. Key items pending preliminary approval include the Stormwater Pollution Prevention Plan (SWPPP) and the SCDOT encroachment permit, which the applicant cannot officially apply for without preliminary approval. Staff recommends granting preliminary approval, contingent upon the applicant providing approved copies of the pending items before final development plan approval.
