This document is a 10-year update to the Livable Centers Initiative (LCI) plan for the Jimmy Carter Boulevard corridor, led by Gateway85 CID and sponsored by the Atlanta Regional Commission. The plan aims to preserve and enhance the corridor's multicultural identity, improve aesthetics, and increase pedestrian and bicycle safety. Key focus areas include improving access to transit, creating walkable mixed-use destinations, increasing public spaces, improving traffic flow, and enhancing the perception of safety. The plan also seeks to provide diverse retail and dining options, with recommendations for streetscape improvements, redevelopment of key sites, land use planning, zoning, and transportation enhancements to foster a clean, safe, and accessible environment for residents, visitors, and businesses.

This document outlines an economic development strategy for the Gateway85 CID, aiming to increase property values, promote business development, and enhance the quality of life within the district, with the vision of becoming the top business location in Metro Atlanta. The strategy is structured around four key pillars: promoting redevelopment on the OFS Site, improving transportation options within the CID, enhancing the quality of jobs available, and continuously improving the physical environment of the CID.

This Freight Cluster Plan for Gateway85 Gwinnett CID aims to promote sustainable economic growth and expansion by ensuring quality access, connectivity, and safe, efficient multimodal mobility for people and goods. It focuses on understanding and evolving freight transportation networks, addressing key investment needs such as safety, roadway capacity, truck parking, and multimodal infrastructure, and managing land use. The plan outlines policy and programmatic recommendations, including designating critical urban freight corridors, fostering freight-friendly development, and rehabilitating aging industrial properties, to support the Atlanta region's role as a global hub and meet current and future freight mobility needs.
