Selective demo of 1,127' SF space to include removal of all items associated per plans. Include haul off of all debris. Add/relocate fire alarm devices as necessary to meet local codes. Include drawings and permits. Include to furnish and install metal stud framing and drywall for new interior walls, door frames, and ceilings. Include to patch/repair existing drywall. Install owner provided carpet tiles, vinyl base, LVT. Owner to provide all materials and adhesives. Include primer as needed and (2) coats finish per plans and specs. Include to eliminate and cap off plumbing per demo plans, furnish and install ADA Toilet Room fixtures, hands-free faucet at the existing sink, and insta-hot under the sink per plans. Include to inspect existing HVAC equipment, furnish and install new Toilet Room exhaust fan, and to provide a non certified balance. Existing service gear and panels to remain. Include to relocate and retrofit the existing light fixtures to LED with a ballast bypass plus F&I (9) LED lay-in light fixtures, receptacles, data runs, switches, sign circuit (utilize the existing timer), and J-box per plans. Included to saw cut, remove, and pour back concrete for (approximately 10' lf x 2' wide) plumbing trench.
