The meeting commenced with a board reorganization, including the nomination and approval of the Chairman and Vice Chairman. Following the approval of the agenda, the minutes from the December 17, 2025 meeting were approved. New business addressed Case No. 01-26 concerning Thomas Miller's request for variances related to the height and side yard placement of a proposed pool house on S Hyatt Street; both variances were unanimously granted. Old Business involved Case No. 25-25 for Andrew Circle, which was tabled from the previous meeting due to a tie vote regarding variances for constructing a two-family dwelling unit on a lot that did not meet minimum area requirements. The board heard testimony and ultimately unanimously granted the required area variance for Case No. 25-25. Finally, the board voted to maintain the meeting time at 7:00 p.m. before adjourning.

The Tipp City Tree Advisory Board meeting addressed several tree planting and removal requests. The board approved the removal of a tree at 233 W. Elm Street due to root damage to the sidewalk, the removal of two trees and planting of one replacement tree at 228 N. Tippecanoe Drive, and the removal of a tree at 6 N. Tippecanoe Drive if it is located in the right of way. They also approved the planting of a tree at 114 N. 1st Street and denied a planting request at 118 N. 1st Street due to space constraints. Updates were provided on the Urban Forestry Management Plan, the Urban Forest Tree Inventory, and tree removal and planting progress.

The Planning Board study session focused on the revitalization of the "Uptown" area, specifically discussing the framework and direction for establishing a new zoning district, the Uptown-2 (UD-2). Discussions included land use, compatibility, architecture, building design, parking, access, traffic, connectivity, infrastructure, utilities, architectural standards, and environmental and green space considerations. The board also addressed citizen comments regarding construction impact, traffic concerns, and blasting damage to homes.

The board also discussed a Special Use Permit for the construction of two towers for amateur radio and TV reception on the property located at 713 Oak Lea Drive.
